Eligible applicants can benefit from an equity loan of 10-30% from the Scottish Government to put towards the purchase price of a new home. There are no monthly rental payments and the equity loan is repaid when you sell the property.

What is NSSE
NSSE is a Scottish Government-funded scheme which helps people on low to moderate incomes to buy new-build homes from housing associations and local authorities. Applicants fund between 70% and 90% of the purchase price through a combination of mortgage and deposit. Many lenders will offer mortgages through the scheme with a 5% deposit, with some offering 0% deposit mortgages for NSSE applicants. The Scottish Government will hold the remaining 10-30% share under a shared equity agreement until the owner decides to buy out the Scottish Government’s share or sell the property.
This allows people to buy a new home without paying the full cost up front, whilst having the opportunity to buy out the Scottish Government’s equity share at a later date.
The NSSE scheme is available to the following priority groups:
- First time buyers
- People over the age of 60
- Social renters (people who rent from a housing association or local authority)
- People with disabilities
- Members of the armed forces
- Veterans who have left the armed forces within the past two years
- Widows, widowers and other partners of service personnel for up to two years after
- their partner lost their life while serving
The NSSE scheme is also available to people who have previously owned a home and have experienced a significant change in personal and financial circumstances – for example, a marital breakdown.
